Following successful approval on Phase 1, we were appointed to prepare and submit the Reserved Matters application for Phase 2 residential area at Innsworth Park development. The phase consists of 175 dwellings in a mix of 1 and 2 bedroom apartments together with 2, 3 and 4 bedroom terraced, semi-detached and detached homes.
Situated to the northeast of parcel 1 and continuing within the established Spine and Core Neighbourhood character areas, this application needed to address some unique issues due to its location adjoining the proposed Neighbourhood Centre and employment land. So it was carefully designed with 3 storey apartments and townhouses orientated to provide a strong continuous frontage to reinforce and frame the square to the Neighbourhood Centre. A redesign and generation of more distinctive industrial contemporary style units which could be replicated in the Neighbourhood Centre buildings was required for these frontage units. A number of both vehicular and pedestrian access links were also required along the southern boundary with dwellings orientated to overlook to aid activity and natural surveillance.
A new footpath/ cycle route runs south to north along the central green corridor basically dividing the parcel into two and creating awkwardly shaped areas which needed carefully designed layout solutions.
