Final residential phase situated in the southwestern area of the wider overall mixed-use Innsworth development. A total of 150 new dwellings are proposed, split across two development parcels divided by the main site primary street. The smaller parcel to the west provides a total of 27 units with the remaining 123 dwellings situated in the larger parcel to the east.
Proposals needed to adhere to the design objectives & principles established via the approved Site Wide Masterplan to ensure consistency and coherence across the whole development whilst also responding to various location-specific site constraints. These included retention of existing vegetation, access to green spaces, proximity to watercourses and provision of maintenance corridors, provision of pedestrian/ cycleway connection links, proximity to equipped play area & existing properties.
Despite being the final phase, it proved to be a rather challenging site with the various site constraints and initial reluctance from Highways to agree to the established principles. It necessitated careful negotiation and provision of additional supporting information to eventually remove their objections.
A mix of 1 and 2 bed apartments and 2, 3 and 4 bed terraced, semi and detached houses are proposed with storey heights varying between 2, 2.5 and 3. Taller buildings are located along the main street to reinforce the formal ‘avenue’ feel, with bespoke apartment blocks carefully designed and orientated to provide both a development gateway feature and visual links between parcels.
A contemporary architectural style has been continued through the majority of the phase to reflect earlier phases adjacent to the primary street, with a small section of development in the far western area adjacent to public open space designed in a more relaxed and informal traditional style to provide a sympathetic form of development.
