Innsworth Phase 1 (named ‘Whittle Gardens’ by Taylor Wimpey) is part of a 72 hectare mixed use development to provide 1300 new homes, district centre, primary school, leisure and retail facilities, together with new employment opportunities and improved infrastructure.
Following Outline approval, we were appointed to prepare and submit the Reserved Matters application on Phase 1 which consists of a mix of open market and affordable 1 & 2 bedroom apartments and 2, 3 and 4 bedroom houses. As this was the first application on this major development a number of pre-application discussions were held with the planner and urban designer of Tewkesbury Borough Council to resolve the key issues of street hierarchy and character generation and as a result a number of re-plans and a complete set of new house type designs were required.
Once approved the Site Wide Masterplan established a series of character areas across the development in order to provide the correct urban design response, sense of place and individual identity. The spine road areas have a higher density with a mix of taller apartments and terraced townhouses to reinforce the formality of the avenue and designed in a contemporary theme using a simple and limited palette of materials to be visually distinctive.
The remainder falls within the Core Neighborhoods’ Character Area and designed to act as a transition between the Spine Road and northern Hatherley Ribbon Park Character Areas and provides more informal, lower scale development. In order, to provide a sensitive and suitable interface with the varying surrounding land uses, a series of sub character areas were created within the overall Core Neighborhoods’ area to include a mix of contemporary and more traditional style dwellings.
Careful consideration was given to the site frontage area to provide a clear and distinctive gateway to the site whilst being sympathetic and integrating with the existing surrounding development.
