          Initial feasibility will be based on a full site appraisal of existing features and conditions to identify the development opportunities and constraints so that a design rationale can be produced. Analysis will identify potential access points, connections, existing and new service routes, retention of natural features, flood issues, surrounding land uses, possible densities and housing mix, spatial requirements for placing of dwellings; together with relevant planning policy. All the necessary factors are taken into account to demonstrate the future sustainability and viability of the site for residential use.

          Master plans help to clarify design expectations early in the planning process, set a clear vision, inform infrastructure and viability assessments. Depending on the level of detail required a Master Plan can provide a simple implementation strategy for a development identifying mix of uses, general transport and green infrastructure areas or be more detailed indicating the intended arrangement of buildings, streets and the public realm.

          We can provide individual house type and apartment block designs or for larger projects a mix of housing designs and styles can be created for both the open market and affordable housing on site. Design solutions can be prepared based on a client’s portfolio of standard house types or clients can utilise the expertise of CDS to produce site specific house type designs. We are fully familiar and keep up to date with the ever changing legislation and technical guidance to ensure house type designs achieve the necessary compliance.

          This will include site layout, house type drawings, boundary and surface treatment details, external material choices, cross sections, street scenes etc.

          Design Codes can be provided to accompany the overall Master Plan or site layout if more specific parameters for the site’s development need to be set out and agreed with planners. Compliance Statements can also be prepared for planning application submissions to demonstrate the proposals compliance with previously agreed development principles and sustainable design considerations.

          We appreciate that each development site is unique and CDS will take account of the aspirations of the client and stakeholders and together with a careful analysis of the site and giving due consideration to National and Local Planning policies to ensure an attractive, sustainable and viable scheme is achieved.
