A Design and Access Statement (DAS) is a requirement of outline and full planning applications for major developments. Certain applications within Conservation areas, World Heritage sites and for Listed Building Consent must also include a DAS. The DAS will take into account the local character of an area and demonstrate how proposals are a suitable response to the site and its surroundings. The aim of the DAS is to set out the narrative for the design approach and design rational for a scheme and demonstrate how design principles will be applied to achieve a high quality design.

CDS can produce a DAS to accompany a planning application which will be based on a detailed analysis of the site and illustrate a sympathetic understanding and justification for the scheme.
