Parcel 2.3 provides 48 no. dwellings within the mixed-use scheme at Wolborough Grange; dwellings are a mix of 2,3 & 4 beds in semi-detached forms with occasional short terraces & detached units. Dwellings are predominantly 2-storey, with 2.5 storey designed along the primary street frontage to emphasise its importance.

The parcel is split into two character areas with dwellings in the northern area adjoining the Primary Street & designed to provide a consistent building line & strong urban frontage. A traditional architectural style in a mix of multi-red brick & muted render colours. Detailing includes red brick plinths with recon. stone cills & a mix of red brick arches or canted brick heads to windows.

The remainder of the parcel falls within the ‘Core’ character area & acts as a transition from the formal urban areas of the Link Road & Primary Street to the rural edges of development. It provides traditional style dwellings in a more varied material palette, with a mix of render & red or buff brick. The use of brick to main facades is more common, with contrasting quoins & band courses providing variety & aiding legibility.

Corner buildings continue the theme created in Parcel 2.2 & act as key features at junctions, providing dual aspect & utilising a distinct material palette of natural stone with red brick detailing.

As with the earlier parcel, the site required careful design considerations due to steep site levels, working closely with engineers to ensure practical solutions without compromise on viability.
