Parcel 2.2 forms part of the mixed-use scheme at Wolborough Grange, with outline approval, won on appeal, for circa 1200 dwellings, a primary school, two care homes, employment use, local centre, community facilities and areas of public open space.

Situated in the north east of the overall development, it provides 46 dwellings, in a mix of 1 and 2 bed apartments, with 2 & 3 bed terraced, semi and detached houses. The development is predominantly 2-storey, with occasional 2.5 designed to provide interest & variety in the streetscape.

The site required a careful and considered design approach, collaborating closely with engineers due to the level differences, to ensure an attractive, cost-effective, public realm-facing scheme was achieved which also met the client’s contractual density requirements.

In accordance with the approved Design Code, architectural styles vary depending on location, with the ‘Link Road’ character area providing an urban architectural style reflective of the more formal 19th-century traditional forms in the locality. A distinctive material palette is used with white window and door surrounds and white vertical and horizontal band courses over muted coloured render. White quoins are added to the apartment block to aid legibility. Roof tiles are in a blue/ black slate effect & boundary treatments include a mix of black metal railings & dwarf natural stone walling with cock & hen capping detail.

The western area adjoins green spaces and falls within the ‘Parkland Edge’ character area. Dwellings have a more rural traditional architectural style with limited detailing and are orientated to address the adjacent green spaces. Shared surface streets and private drives also reinforce the relaxed feel of this rural edge of development area.

Corner buildings are dual aspect to maintain active frontages and designed in a different material palette consisting of natural stone and red brick detailing to act as key corner features and enhance wayfinding. To provide a coherent and unified design approach, the distinctive materials for corner buildings were utilised across all character areas.
