Former employment use land of Spirax Sarco, situated 0.5 miles from Cheltenham town centre, just outside both the commercial and conservation areas and well served by local amenities.

The proposals provide for 14 no. new residential homes, comprising 1 no. 2 bedroom house and 11 no. 3 bedroom new houses, arranged along a new shared access road in a mix of detached, semi- detached and small terrace forms. The proposals also retain the existing villa to the site frontage due to its architectural merit which was converted into 2 no. residential apartments.

We engaged in extensive pre-application discussions with the local planning authority and significant alterations to the scheme were made both prior to submission and throughout the formal application process to ensure the correct urban design response was achieved.

The new buildings were designed to demonstrate an empathy with the surrounding townscape and provide a modern reference to the strong neo-classical influence in the area, with vertically proportioned windows and use of light render/ stucco facades with slate effect roof tiles. Windows are in grey, proportionally placed with vertical emphasis and of a simple plain casement design. Plain painted panel front doors with simple flat canopies over, together with a number of projecting low level flat roof bays were added to reinforce local building traditions and character, as well as enhance and provide interest to frontages. Overall scale and design with a mix of 2 and 3 storey dwellings respond to neighboring development and complement the local character.
