Development of 141 open market and affordable dwellings in a mix of 2, 2.5 and 3 storey, 1 to 4 bedroom apartments, terraced, semi and detached units with areas of open space and a combined LAP and LEAP.

This site, near Gunnislake, provided limited flexibility in the final design solution due to its sloping topography in certain areas, with the road alignment set by the existing gradients and the need to retain the existing cornish hedges where possible. The layout was designed to create a strong street frontage along the A390 with traditional style house designs informed by the local vernacular. A number of split level dwellings were specially designed for use on the steeper parts of the site. Materials include a mix of natural stone and light coloured render, casement windows with vertical emphasis and roofs in a flat profile slate grey tile.
