Development of 89 dwellings, including 58 open market, 2 to 4 bedroom terraced, semi and detached houses and 31 affordable in a mix of 1 to 4 bedroom apartment, terraced and semi detached homes, forming part of South Gloucestershire’s Cribbs/Patchway New Neighbourhood  strategic site. The site is roughly triangular in shape and bounded by existing trees and hedgerows, retained where possible to provide a strong green framework and setting. The Avonmouth – Filton railway is adjacent to the southern boundary, Charlton Common lies to the east, small static mobile home site to the north and new development of CPNN to the west.

Proposals incorporate a new bus and cycleway route to serve the site and wider area, a number of green open spaces with informal footpath routes, children’s play area, together with a 3m maintenance strip along the southern boundary for the adjacent Network Rail land.

A suburban character is provided with traditional style Redrow ‘Arts and Craft’ house designs in a mix of brick and render with flat profile red/brown roof tiles. Buildings are 2 storey in height to preserve views across the site and reflect existing housing in the area and feature projecting gables in a mix of hipped and eaves fronted roof styles. Bay windows, range of porch styles and areas of timber cladding add interest and chosen to reinforce local vernacular.
