LODGE LANE, NAILSEA

Address: Lydcott, Lodge Lane, Wraxall, Nailsea

Gross Site Area: 0.27 Hectares

Net. Density: 22.6 Units/hectare (6 dwellings)

Client: Autograph Homes

A broadly triangular shaped site situated on a corner plot at the junction between Blackthorn Way and Lodge Lane, which consisted of a large 6 bed bungalow, set in a substantial plot curtilage, to be demolished to provide for 6 no. new residential dwellings.

Following outline planning approval, CDS were commissioned to submit the Reserved Matters Planning application on behalf of Autograph Homes for a mix of 4 & 5 bedroom detached dwellings. In accordance with details approved at outline stage, houses have been designed to fit within the site without appearing at odds with the surrounding built form which provide an irregular grain of development. Dwellings are arranged either side of a private shared drive utilising the existing access. The range of bespoke houses have been designed in a contemporary architectural style with a mix of 2 & 3 storey elements dependent on location to provide a distinctive & legible development at a key junction. Use of a limited, high quality material palette consisting of a vintage stock brick, blue black slate roof & minimal detailing reinforce the contemporary aesthetic. Stepped brick detailing, areas of cladding, glass balustrading & simple flat topped door canopies provide interest & variety to facades with the unique sloping roofs creating drama & interest to the roofscape. Window openings & glazing elements to balconies have been carefully & sensitively considered to avoid any overlooking issues with the existing adjacent homes.

Each home is designed to be built to exceptional high standards with Autograph Homes rated in the top 5% constructed nationally for excellent energy efficiency & minimal environmental impact.
