Site forms part of the existing Youngwood Farmstead, located on the southern edge of Nailsea & provides an extension to the new & under construction Taylor Wimpey phases to the west. Future new development is also proposed to the east as allocated in the North Somerset Draft Local Plan.
The site proposals have been informed by the site & context assessment undertaken, with development organised around the centrally located retained farmhouse & structure of open spaces, green corridors & spaces to incorporate the existing extensive tree cover, with areas of woodland & listed traditional orchard, hedgerows & water features. Provision of a reserved corridor for a future link road through the site from west to east to connect to the adjacent developments was a requirement. Opportunities for pedestrian/ cycleway links to existing networks & a sustainable drainage system have also been accommodated within the proposals.
A total of 82 dwellings are proposed in a variety of house types, sizes & tenures, ranging from 1 bed apartments to larger 5 bed detached dwellings. Dwellings are, predominantly, 2-storey, in a mix of semi & detached forms, with a single apartment block at 2.5-storeys & located as a key ‘gateway’ feature at the southern access point. A lower housing density is proposed to provide development that is at a suitable scale & mass & is sensitively designed around existing features to ensure proposals respect & reflect the local and wider rural context.
