DINGS LAND
CHESWICK
Address: Land at Lockleaze Recreation Ground, Landseer Avenue,
Lockleaze, Bristol
Gross Site Area: 4.61 Hectares
Net. Density: 38.29 Units/hectare (152 dwellings)
Client: Redrow Homes (South West)
Full planning application for 152 dwellings on a highly sustainable site in the northern fringes of Bristol, providing a broad mix of house types and tenures, with good transport links and in close proximity to a wide range of local facilities and employment opportunities supported by a comprehensive network of pedestrian/cycle routes. Proposals also include areas of public open space, children’s play areas and a storm water attenuation basin.
The site is the former home to Dings Crusaders RFC and the land redeveloped to fund the clubs relocation to nearby Frenchay with improved facilities. It adjoins the new village development of Cheswick to the north and east, with existing post war housing to the south, council offices in the south east corner and playing fields to the west. Proposals are designed as a continuation of Cheswick village with main vehicular access points to the north and east and a number of pedestrian/cycle links provided to connect to the surrounding network.
Proposals provide for a perimeter block form of layout with a mix of 2 and 3 storey house types and house designs continuing in the traditional style, reminiscent of the ‘Arts and Craft’ architect of the early 1900s period, evident on the adjoining Cheswick village development parcels. The simple and consistent palette of materials also reflects and is sympathetic to the surrounding area.
