Brownfield site, formerly used as a gas holder station with a single vehicular access point between the existing interwar housing which adjoins the north, south and west boundaries. The River Malago runs along the eastern boundary with playing fields beyond.

CDS was appointed to provide the details for a full planning application for a total of 93 private and 17 affordable dwellings with 2, 2.5 and 3 storey house types, in a mix of 1 to 3 bedroom apartments and townhouses. The development also provides a number of pedestrian links to the surrounding areas, green open spaces and a sustainable storm water drainage system in the form of swales.

Layout was carefully designed to ensure an attractive, distinct and legible place is provided which remains sympathetic to the surrounding area and overcomes the various site constraints associated with its previous use. These included raised ground levels, maintaining vehicular access to the retained gas governor adjacent the southern boundary and provision of 6m easement corridors on the periphery of the site to accommodate existing utility services.

House designs are in a contemporary style inspired by existing local context, with repeated gables and projecting bay windows a common feature. Main materials are a mix of red/buff brick and render with a slate grey roof. Detailing is simple with plain recon. stone band courses and flat topped door canopies; timber cedar cladding has been added as a focal feature to prominently located units.
