Due to successful completion of planning approvals on the previous parcels we were appointed to undertake the Reserved Matters application on this most southerly phase at EGE which provides a total of 162 dwellings, including 48 affordable units in a mixed tenure of rent and shared ownership.
Proposals are the result of extensive negotiations with the local planning authority to provide the correct suburban design response and cater for a number of additional site constraints identified though the pre-app process. These included incorporating access links to future development on adjacent land to the west and providing a clear line of view across the site to the existing chimney of the Scheduled Ancient Monument of Brandy Bottom Colliery to the south. A careful and considered design solution was therefore required to cater for the above, as well as to take account of the sites location adjoining a number of open space areas and the landscaped ecological corridors, public rights of way and close proximity to the disused railway line SNCI area and Scheduled Ancient Monument of Brandy Bottom Colliery on land to the south.
To reflect its rural edge location, a more varied, open and relaxed style of development has been designed with lower density and varied building line. Dwellings are predominantly two storey in height and incorporate a high proportion of detached homes set in large plot curtilages around informal shared use home zones.
House designs are in a traditional style to reinforce the rural village feel required with a material palette mix of recon. stone and light coloured rendered finishes. Detailing is simple with plain recon. stone heads and cills and traditional style fenestration in white. Roof styles are a mix of eaves and gable fronted in slate grey or mixed red roof tiles, roof pitches vary with house footprint shape and size. Chimneys are a common feature and added to provide interest and variety to the roofscape.
