Reserved Matters application on zoned residential land in the south eastern area of the Emersons Green East (EGE) urban extension site located to the east of Bristol. The 88 dwellings include 26 affordable units and comprise a mix of 1 to 5 bedroom houses and flats ranging between 2, 2.5 and 3 storey in height.
Proposals were designed in accordance with the Lyde Green Design Code approved under the outline planning consent. The code provides for three distinct character areas within the overall EGE development area – Southern, Northern and Central, each of which contains sub areas of Spine, Core and Edge. The very prescriptive design principles and parameters of the code were strictly adhered to by the Local Authority to provide consistency and continuity with regards to elements such as scale, height and massing of dwellings; building typologies; architectural detailing and materials palettes; public realm; street hierarchy; hard and soft landscaping; car parking etc. within each character and sub area to ensure a harmonious yet legible and varied development is created.
Parcels 23 and 24 fall within the ‘Southern’ character area, which due to its proximity to open countryside required a lower density and the informal looser layout of a village/suburban nature. Buildings are traditional in appearance and predominantly in stone or muted render colours with limited use of brick. To achieve the correct urban design response a range of new house types were created. Spine road areas required a strong consistent frontage with proposals including a mix of taller apartment blocks and linked townhouses. ‘Edge’ development to the periphery of parcels has larger detached dwellings and a varied building line; with the ‘Core’ central areas a mix of small terrace, semi and detached units acting as transitional zones within parcels.
The affordable housing, including wheelchair user provision, was also specially designed for the site to meet the very specific standard requirements of the Local Authority.
