Reserved Matters application for 60 new residential dwellings, providing a range of 1 bed apartments & 2, 3 & 4 bed houses. The development is 100% affordable with a mixed tenure of 50% for rent & 50% shared ownership.

An existing grassland site, bisected by a large hedgerow. Situated adjacent to ‘The Tips’, a site of Nature Conservation Interest Woodland, with Bristol to Exeter railway to the east within a steep cutting, the A370 Bridgwater Road to the west & Bleadon Hill to the south. A complex site with proposals evolving through the pre-app & extensive Reserved Matters negotiations to accommodate the various site constraints, which included:

  • Respecting the setting of Devil’s Bridge, a Grade II listed building;

  • Steep topography with the site sloping downwards approximately 5m from north to south;

  • Retention & protection of existing trees & hedgerows;

  • Impact of development on protected wildlife species requiring creation of ecological corridors;

  • Provision of flood alleviation measures;

  • Pedestrian links to existing footpath network;

  • Proximity to existing railway;

  • Provision of green space with equipped play area (LEAP).

 

To complement the surrounding built context development was designed to be a maximum of 2 storey, with simple traditional style dwellings in multi red/orange bricks & mix of grey & red profile roof tiles.
