Re-submission of the Reserved Matters application requiring complete replan (appointed due to lack of progress by original design consultancy). Application was for 244 no. residential dwellings on Phase A, situated in the northeastern area of a major mixed-use development on 44 hectares of land with outline approval for 1000 new dwellings, care home, local centre, primary school, together with a range of community, public open space & sporting facilities.
Proposals comprise of a mix of 1-4 bedroom dwellings in the form of apartments, terraced, semi detached & detached houses. House type styles are varied from contemporary with simple detailing to traditional rural homes with more varied details & material palette. Several bespoke house types were designed specifically for the site to provide the required urban design response.
The site required a careful & considered design approach to ensure compliance with the prescriptive design principles & parameters of the outline approval & approved Design Code. Careful consideration was also required to address the steep topography of the site & its relationship with the adjacent public open spaces & surrounding land uses.
