Following initial consultation comments received on the submitted full planning application we were appointed by Redrow Homes to undertake a complete redesign of proposals.
The scheme comprises 142 private open market and 61 (30%) affordable homes; together with associated highway, car parking, multi functional public open spaces and various SUDs attenuation features.
To resolve the planning issues, the revised scheme introduced numerous amendments relative to on site storm water drainage solutions in the form of a pond and large underground storage tanks; siting and layout urban design improvements; addressing highway requirements; relocation of the foul pumping station; redefining and enhancing public open space and play areas; new and improved pedestrian/ cycleway links to surrounding developments and the addition of an electricity sub-station. The site also incorporates an internal link road redesigned to accommodate the required future bus route connection to facilitate delivery of the wider strategic site.
Dwelling mix comprises 1 and 2 bed apartments with 2, 3 and 4 bedroom houses, predominantly 2 storey with occasional single and two and half storey due to planning height restrictions. The apartment blocks were specifically designed at two and half storey in the Redrow ‘Arts & Craft’ style by CDS. A number of single storey 2 and 3 bedroom bungalows were also planned to mitigate against overlooking/ overbearing concerns in relation to existing properties adjacent to the site.
Materials palette consists of a mixture of multi stock brick, render under a tiled roof in a variety of colours to reflect and harmonise with existing housing in the area and designed in a traditional style utilising Redrow ‘Arts and Craft’ detailing to provide a distinctive high quality development.
