The application site is situated in the northeastern area of the overall mixed use Innsworth development & adjoins Frog Furlong Lane to the east, Hatherley Ribbon Park to the north & secondary access streets to the west & part south, with the remainder of the southern boundary adjoining public open space. The phase will deliver a total of 257 new dwellings and Taylor Wimpey have partnered with the Defence Infrastructure Organisation (DIO) to provide 176 of these as new zero carbon homes for soldiers & families based at the adjacent Imjin Barracks. This is the first large scale net zero carbon housing development procured for the MOD so we were proud to be a part of this. The remainer of the phase will provide 81 affordable homes for both rent & shared ownership.
Due to its location, proposals incorporate the full range of Neighbourhood character areas established via the approved Site Wide Masterplan to aid transition from the formal urban nature of the primary street to the rural green edges of the Hatherley Ribbon Park. House type designs follow the architectural styles & materials agreed on earlier phases & vary from contemporary to simple traditional rural styles depending on their location within the site.
The application proved to be both interesting & challenging as a very specific mix of house type size & location was needed to meet the DIO & affordable housing requirements whilst also ensuring that the correct urban design response was achieved. The fixed access streets running centrally through the phase & sited to the south & west also limited design opportunities.
The DIO units comprise a mix of 2-4 bedroom terraced, semi-detached & detached homes, with the remaining affordable comprising 1 & 2 bedroom apartments & 2-4 bedroom terraced & semi-detached dwellings. Storey heights are predominantly 2 storeys with occasional 2.5 & a 3 storey apartment block to aid legibility.
